Estimate and prices
What a repair costs, and what decides it
Two roofs the same size can need very different work. So we write your price on paper, line by line, after we have looked.
A written estimate lists your repair on its own line, with photos, before any work starts.

How pricing works
What decides the price
Every roof is priced from what is on it and under it.
Where the water gets in, and how many spots
The roof covering: shingle, tile or flat
The wood underneath, which we can't see until the repair is open
How steep and how high the roof is
Access: a ladder, a driveway, trees
A permit, if the job needs one
What the estimate includes, and what it doesn't
Your written estimate lists each line, so you can set it beside any other.
Included: labor, materials and cleanup
Included: photos of the finished repair
Included: the repair on its own line
Extra: rotted decking, priced per sheet before we start
Extra: a second layer of old roofing
Extra: chimney masonry
What happens at the visit
A roof walk in a harness, a look in the attic if you let us, and photos we show you on the phone. We tell you the price of the visit when you book.
When you get the number
In writing, before work starts, as a fixed price for the repair. If we find something we could not see, we stop and ask you before we add anything.
How and when you pay
California law limits the deposit to $1,000 or 10% of the price, whichever is less. The rest is due on the schedule in your contract.
If the job changes
A change is priced and agreed in writing before we do it. Nothing gets added on the day without your signature.
Questions
Before you ask for an estimate
How much is the deposit?
California law limits a deposit on a home improvement contract to $1,000 or 10% of the price, whichever is less. We never ask for more, and the payment schedule is in your written contract.
Can I cancel after I sign?
If you sign at home, you may have three business days to cancel. In many states you can also cancel after your insurer denies the claim. Your contract explains your rights.
Do I need a permit?
A small repair usually does not. A re-roof often does, and the city or county decides. Your estimate says whether a permit is needed and who pulls it.
